The simplest form of commercial finance is a commercial loan, based on agreeing the amount you want to borrow, a repayment period and the interest rate and fees. These can be secured against various assets such as property, plant or equipment or unsecured (which is naturally more expensive) and are usually for funding major capital expenditure or covering operational costs.

Property finance is a loan taken out with the purpose of extending or improving a business property, usually secured against the property itself; and development finance is a loan to fund a major new building project, such as a new housing estate, luxury home development or converting an office block into apartments, for example.
